Hi Steven, I would agree with your perspective regarding the population, units available and subsequent deal availability.
The original discussion was more about the number of BP members from this area vs other areas. I wonder if this corresponds to what you mention or if it's some other reason such as New Englanders being older, fiscally more conservative, etc. Or is simply BP and it's core group having possibly originated elsewhere having yet to fully extend it's reach here?

Not having any experience with commercial RE I'm wondering if some one with more background in this area can help out.

30,000 sq.ft., 3 story Class B brick office building ,70% occupied with lawyers, other professionals and healthcare services. There is also a coffee shop/ restaurant on the first floor. Building located in good location with plenty of parking.

Asking price: $1,250,000.00

Gross inc: 264,000.00

OE: 120,700.00

NOI: 143.000.00

Maintenance appears to have been kept up and facility seems to be in excellent condition.

Any thoughts about this and what I should be considering given my lack of commercial experience?

Another long time BP lurker here, finally getting around to introducing myself.

My name is Geoff and I live in a fairly small and, in my opinion, unique community. One which has provided me the opportunity to successfully operate my contracting and property managment businesses for the past twenty some odd years. What, you might ask, is so special about this guys location versus any others?

Well, I live on a small island community off the coast of Maine. While my existing businesses have done well (I have just finished putting two kids through college), it has been hard work and I would like to put my knowledge and experience to work in real estate investing.

I'd like to think of BP as my second unique community. A place that seems to share many of the same values of my home community (hard work, a friendly attitude and fair business practices. I look forward to learning from all of you and sharing my own knowledge and experiences.

Not necessarily. Look over the BP info more closely and you'll see that NOI is instrumental in determining a higher capitalization rate.

Hey Robert, Is that the extent of it? Doesn't look too bad. My initial thoughts:

This appears to be a reoccurring problem that may have been worked on in the past. Is there basement/cellar space or just crawl? Still don't know about frost in your area but the damage looks very similar to ground heaving issues I have seen up this way.

Get me some answers and I'll give you some solutions, Bro.
