I will definitely look into that... would you mind sharing your deals and succes doing this type of investing, I am available thru phone, e-mail and live pretty close to burbank we could even go for a cafe at porto's !!! Hello I am in need of some guidance !!!!! I want to get started in Real Estate Investing, I have a paid off home in Arizona. looking to refinance and do the whole BRRRR Strategy BUT the problem is that i am a foreign national and refinancing my home is nearly impossible I've called close to 20 banks and private lenders and most of them dont even deal with foreign nationals and the ones that do make it nearly impossible to invest with the high points closing costs and rates. what i was thinking of doing is adding a U.S. citizen to the tiltle of my home and having a Co- Ownership Agreement in place in order to refinance thru them and gt the best rates most money and lowest closing costs

I live in california the property is in Arizona, my partner who I will be investing with lives in Arizona. 

What you are saying is that we can create an LLC and put the property under the name of the LLC that way we can refinance?... wouldnt we get a better rate and terms if a U.S citizen refinances the property instead of an LLC ?

Our original plan was to use that paid off property and refinance it to buy 1 or 2 rental properties, fix them up, refinance pay off the original loan and tenants pay mortage, insurance and it will cash flow and do it again and again.  Thank you for your help !!!!!

Hello my name is Israel Alcaraz, 

I have a property that is in Arizona fully paid off and now we want to get into the Real Estate game. We have been running into dead ends with most lenders that I've reached out to because this home is owned by Foreign Nationals most lenders would not even offer any products to refinance this property and the ones that have make it nearly impossible and the rates are thru the roof and my credit score is over 800. What I have in mind is to add my investing partner to the deed of the home, he is a U.S. Citizen so that he can apply for the cash out refi at a way better rate.  Can anybody help me or guide me in the right direction ? is this the right step to take or what other options do i have to tap into the cash of this paid off home so we can put it to work ?
