Hi all!

Newbie here..

In Oakland, CA , renting can be a very tumultuous terrain. I was hoping I could get advice on where to get rental docs(leases, 30 day notices, 60 day notices, etc) that are , I guess I would say, up to date or consistent with Oakland's dynamic rental laws.

@Alexander Zurn this was extremely helpful. Thank you for taking the time out to answer my question!

Hey all,

I am a novice to real estate and looking to purchase my first multi family unit. I was hoping to get some direction on the best way to obtain financing that would: Increase the likelihood of getting approval ( recent grad however I make a decent income) , wont ding my credit too much (I would ideally try more than one institution to get the best deal).

Some things I am considering:

1. Mortgage broker. I am under the impression they do the shopping around for you to find the best deal.

2. Smaller banks.

Please let me know if I might be missing something

Thanks in advance BP family!
