REIT is still a paper derivative of real estate with no real upside and no tax breaks. That being said not all private placements do well either.

Certainly not a simple answer.

Investor beware.

Focus on what you're excellent at! Construction market in most of US is TIGHT! There's a need to fill!  Google/Search on "burning your ships behind you." Many great American immigration stories have started out like yours!

Focus on building a business first. Do well at that and the biz will buy the real estate down the road.

No go get it already! ;)

@Jessica Frasier many successful syndicators started with friends, family and their own network. Your personal network is you net worth. Start there. There's more money in your personal network than you realize. Happy hunting.

Find someone you wish to model. Tell them you'll work for them for free. Work to learn, not to earn!  Congrats on being ahead of the game!

Look up and learn the formula: Return/Yield on Equity. Learn the pros/cons of a HELOC vs a new 1st Mortgage. Lastly, get better understanding on using current tax environment to cover over capital gains with new losses in large mfam deals.

@Curtis Reid it may be helpful to mention whether you're looking to become a syndicator or looking to actively/passively partner with one.  If you're looking for education on becoming one you're definitely on a great platform to get started. Some of my favorite educators/coaches: Rod Khlief, Michael Blank, Jake and Gino. You can also search: books on real estate syndication.
