Education is def the first step.

There's lots of private placements to be found on the internet (fundrise, crowdstreet, realcrowd, etc). Don't invest for a while though! My advice; attempt to underwrite 100 offerings before allocating capital to a sponsor (IF you don't already have a personal relationship with a great one!). Do this exercise and you'll know what a good deal and a good sponsor look like! :)

Started house hacking a duplex. 2010 I Founded a property management company while doing small deals mostly on my own or with private debt. A few years later I started syndicating projects. Today we have 80 FTE's and nearly 300m in AUM (220m+ via my own syndications). There's a lot more to the story but I want to drive home the point that there are no shortcuts. Start small, make small mistakes (big mistakes on big deals will kill you) and fail forward. Rinse and repeat. All the best!

Taking a small slice of a growing pie has been a great strategy for me thus far in my career. Sounds like you also have a lot to learn. Stay curious and keep learning.  Combine that with a no quit attitude no matter how many mistakes you make along the way and you will be successful.

Invest in your financial education and growth of your biz. Forget another college degree. With enough education in finance, biz success and wealth generation and protection you'll know without a doubt how to best deploy your capital. :)

Study up on debt coverage ratio. It's another great data point.  Loan terms also affect how much leverage risk I'm willing to take.

For example: I'm taking out 85% leverage on a 34 million dollar deal. Why? The terms are 35yr AM, 3.38%, and it's fixed for the entire 35 years if I hold it.

Another deal recently was 70% leverage with a 12 year rate lock. Since I have to refinance no later than year 12 I backed down the leverage.

@Andre Pinheiro you'll need a lot more capital to make RE your primary source of income. I recommend getting back to basics in financial education before doing anything with your hard earned capital.  Unless you're looking to start a job as a landlord of your own deals and hope to be financially free by the time you have grandchildren; you'll need a better plan.

The vast majority of highly successful real estate investors use a combination of the I and B (or S to a lesser extent) quadrants (read RichDad's Cash Flow Quadrant) to accelerate the passive income and wealth accumulation real estate done well can provide.

What source of income do you have now to funnel into real estate? The more you can focus on your current stream of income and how to grow it the better you'll do down the road using income property to accelerate the formula by growing the wealth bucket.

Lots of education comes first. :)
