@Mike Carr I have an operating company (BAM) that performs asset and property management services. We're currently at 40+ employees. BAM itself holds no real estate.  Each deal has a management entity (acquisition fees, upside split, etc) and an ownership entity (entity that holds the deal). The management entity selects BAM to manage the asset. BAM is an affiliated entity however it's basically a 3rd party manager.  It's my understanding most of the real players are set up this way or very similarly.  

As far as entity type and tax treatment for the various entities I've purposely left that part out. A good CPA and Attorney (both should be on your team now if you're going to play big) can help you navigate entity type, tax treatment, liability exposure, etc.

@Jeff Chen there are opportunities in any market however one must be more disciplined right now more than ever.  Reading a couple of books on multifamily investing first might help give you a better of understanding of what a good deal is vs a mediocre one.

Further, I've found there are no shortcuts but it's worth a try.  It really depends on how often those names have been circulating.   If you don't have great sales and networking training I recommend you start reading up on the subject!

@Erik Peddle coaching could be a great way to go but there's plenty of inexpensive education out there for those willing to work hard enough. Books and audio/CD courses are a great start.  The key is repetition of great material.  If you need hand holding to take action and are willing to invest some $$; coaching is a great option!

@Clint W. it sounds like you need quite a bit more education on creative real estate finance, equity vs debt, cost of capital, stacking capital, sources of capital, legal implications and the list goes on and on.  My suggestion: finds some books on creative finance, syndication (for bigger deal down the road but get the education now), go to a weekend seminar, rinse and repeat.  Avoid podcasts that don't take a deep dive on this stuff.  Pay the tuition (from a $10 book on audible to a 3k seminar).

@Johnny Chen realcrowd is another one. as a syndicator we'll likely use their platform. the main reason being the fee structure and investors still directly invest with the syndicator vs the crowdfunding platform being the go between. would love to connect and chat further. no sales pitch; just some education I always enjoy paying forward.

I'd need 10k/mo (1,000,000 x 12%). I can make 12% on my cash without taking much risk on my apartment acquisitions. Great discussion!
