I hope all is well. I inquiring about banks, bankers and realtors that specialize in multi family properties preferably fourplexes and triplexes (properties that are still considered residential properties). A wrap around contract if I got this straight. I want to take over the deed, pay the existing mortgage up to date, leave the existing mortgage in place, place the deed in a land trust, rehab the property then pay off the mortgage once I sell the house off. Where can I go to obtain the guidelines and procedures surrounding this once I am educated by the BG pros? I just read the revised 2008 house bill when Martin O Malley was in office pertaining to foreclosure consulting, foreclosure reconeyance, and foreclosure rescue transactions.

in MD when are investors able to do business with a homeowner? I keep hearing 20 days but 20 days til what? Also, information or documentation do I need to obtain from the homeowner other than payment schedule, amount that they are behind? Thanks  advance for your time and assistance.

If you can recommend reliable contractors in Maryland I would greatly appreciate it. I am new to wholesaling a commercial property especially this size complex. Any recommendation on what I should be looking for, asking for documents etc..., other than updates and repairs on the property. What information is important to commercial real estate investors that I need to inquire about and present to them to close a deal with them? Thank you in advance for your assistance and time.

Good day everyone,

I am a wholesaler in Baltimore MD. One of my realtors just contacted me whom just came from Board of Realtors meeting where they have been told that legislation has been updated and a task force to target Wholesalers has been compiled to crack down on a new regulation set forth called "Regulation O". I attempted to research this online immediately however I have not found documentation outlining this updated regulation. It is stated that the are contacting wholesalers one way is through bandit signs making bogus appointments. I don't know of any other means as of right now. I wanted to update my community in hopes you will stay safe out there. I also want to ask, since I am a newbie wholesaler should I be discouraged or keep on chucking? My main goal is to eventually move on to rehabs and buy and hold. I have open arms to all advice. Thanks

I am wondering what are investor friendly banks, which are great for investors? I am curious about who are the best. I want the ability to go to the bank and the staff understands the real estates arena for investors so I can get things done in a timely manner, in a the most cost effective way, in the most intelligent way as well.
