@Drew Sygit Thank you for your input. To clarify, we’ve never generalized that all PMCs are “bad”. We’ve had bad experiences in this market, and great experiences in other markets we invest in. Just asking for referrals of vetted vendors from other investors.

Recently we've found that 2 property management companies that we worked with didn't have good knowledge of Landlord/Tenant Laws, Code Violations, Eviction processes, etc. This has led us to seek for new property management companies in the Baltimore City area for SFR.

We need specific enforcement of Lease Agreements, Effective Rent Collection and a PM that has a wide range of vendors and service providers that can perform quality work and keep expenses reasonable for cashflowing properties.
