@JeffS - Thanks for the great info on "the gold mine", and the link. I clicked and read it - glad to not waste my time and money. You guys are all great on here, with all your experience - there seems to be an endless supply of "scammers"! I guess I was typing to Rob & Brian - so I didn't see yours until I posted.

Thanks Rob K & Brian Burke for the responses. Yeah, I saw that "no title insurance" only "quit claim deed" on there, made me more than a little nervous. So I contacted my ex-associates in RE and Stewart Title and got a Condition of Title Guarantee. This is like a Prelim., they had to come up with something more than a Litigation Guarantee & Lot Book Guarantee, because so many investors have been doing this the past few years. So I don't know whether to trust this - they seem to want everything to happen so fast. Contact them 30 min. after you win bid, and wire EMD 2 hours after that, even tho' the auction closes on a Saturday at 2:00-4:00 p m. Does that make any sense to you guys, or would you still be nervous and hesitant???

Has anyone had any experience with them for buying houses to flip or rehab and use as rentals? Also has anyone that is just starting out & doesn't have a large sum of own cash had experience w/ privatemoneygoldmine*com for a direct private lender?

Joshua - I wish I could answer your 2:30 post, but I am still in awe of this site-this forum for RE! The keyword alert is great - somehow I actually found it and entered some words. I am still learning still tho' - what is DONOR or Dashboard? I can see I won't get much done around the house - no more free time after I found this.

I am SO glad I found this site & can't wait to join PRO or whatever it is! I do believe that I am actually learning more in less amount of time than when I first got my license and sat & listened to others in the office. To: Brandon Turner? 26 days ago marketplace. When you said they are "deal" junkies you Got That Right !! This is so interesting and YES a bit addictive.

Wow Jon, just read your response to Shauna Turner (divorced 10 yrs ago) and had to tell you - I am impressed, man you know a lot about a lot and how to explain & simplify it !! Re: me. I posted under Q&A last, I did a post under this forum that should probably be somewhere else. It would be o/o, SFR, REO, $22K to invest.

Thanks Jon!! WOW!! That is a lot to take in, even as a previous RE licensee (since 1999), but I have been out of it since 2006 so I have missed the "schooling" of all the short sales and REOs. I have got so much to learn and re-learn.

Since I just found you guys today - I think I don't know what I am doing!?! LOL
I may have already made some mistakes. To get to go to "Marketplace", what do you need to do, or pay, etc.? I think I somehow posted in Comm. RE and it should be somewhere else regarding wholesalers - if I did I am sorry. I may be a little rustier (if that is a word) at this than I thought! Any help???

If I were the buyer and located a REO prop I want to buy, but need the $ from an investor who could co-hold the FDT for 2-6 months while rehabbing for mortgage loan, (could have buyer $ in co-bank or escrow acct), would that be considered as needing a wholesaler?

Thanks for the welcome Kyle S. & Brandon!! Kyle - I think that I'd like to do both flips and rentals. Maybe 1st a flip & use the $ to buy a rental or 2, then a flip etc. In our town we can once again buy SFR for $80K, and rent for $800-1000/month with a lot of Sect. 8. I'm trying to decide whether legally I'd be better or worse off to renew my license, so much has changed since 2006. Also as a note, I do have a pic somewhere in this computer, I just need to find it and then learn how to import/post it!!! Hopefully soon!?!
