Hello @Mateus Silva, welcome to BP! as @Mike LaCava mentioned I handle the marketing aspects of our Real Estate business, Social Media being a big component of our marketing strategies. I believe just last month 2 deals came from social media (Facebook).

It is good to see someone so ambitious so young looking to get into the Real Estate game. @Ann Bellamy their Black Diamond meetings are super and there are a couple of great REIA meetings in Bourne and Taunton that are closer to you. Also @Account Closed has a great group in Peabody.

Welcome @Mark Lange, BP is a great resource to learn from a lot of qualified professionals here to help out.

The biggest thing about wholesaling is finding the deals that no one else knows about. That makes it a hot commodity! You do that by marketing. I can't express to you how much marketing means to a wholesaler. There are two ways to market, one is to utilize your money and have others market for you, the other is if you don't have much money, you will need to use your time. Time and Money are the two resources entrepreneurs can use. If you don't have one, use the other.

Time means you will be driving for deals, knocking on doors and making phone calls!

If the numbers work the numbers work. I would be afraid of your comps, that is a large spread, the large comp doubles the lower comp. You would need to pin point your comps and do not deviate from your 70% rule.

If you use a Hard Money Lender you are financed. If you are using a Private Lender (Friendly Money) most of the time for me a Proof of Funds Letter stating that it is as good as cash works for me. If they needed Bank Statements my lender can get it to them but I have only had to do that a small amount of times when I am putting offers in a lender I don't use too often.

Hello Dean, Welcome to BP. This site is great for advice. Keep marketing. Do as much marketing as possible and do as much Networking as possible. Definitely get to the REIA's and network through there. That is where you will find buyers for the properties you find!

Welcome @Keith Feliciano, BP is a great resource for information, there are many intelligent and successful investors on here that give great advice.

The first step of Real Estate Investing is getting in your right mindset to do so. Then you want to Market, Market and do even more Marketing (including Networking). If you don't market, it is like winking at a hot chick in the dark, you know what you are doing but no one sees you doing it!!!

Hello @Arron Sweeney, Welcome to BP. There are many articles, blog posts and podcasts here on BP that should be a tremendous help to you in your real estate endeavors. Are you looking to purchase properties that are already renovated and ready to go or are you looking to do the renovations yourself and keeping the property?

Getting your license is also always a positive in my opinion. I got my license 2 years ago and just found things to be a lot easier setting up appointments on MLS and having access to the MLS that the average investor doesn't.

Hello @Duncan Banks, I am actually living in Pembroke MA, but I grew up in Kingston MA. When I was about 22 I purchased a 2 family and rented out the other half to help pay my mortgage. That extra income is always great but don't depend on that money to get by. If that person doesn't pay you could find yourself scrambling for cash.

Like Mike mentioned, we do acquire a lot of deals and sometimes we just have too much and need to wholesale something. If anything comes our way we will let you know!
