Looks good, great job. I would take the Pictures of the inside during the daytime to get better light if you are going to advertise it.

Also, sometimes I will list it lower then the competition to bring a lot of people to the open houses. Gets people seeing other people and usually can build a bidding war!

That sounds like a Loan Modification or Forebearance here in the states. Do rates fluctuate in Peru?

As an entrepreneur, you have 2 thing to get you business off the ground. TIME and MONEY. If you don't have the time but have the money, pay people to do the stuff you don't have time for. Pay someone to market, pay bird dogs to find your properties, even consider partnering up if you have some money .

If you don't have money, then you need to leverage your time. Leveraging your time comes down to scheduling and sacrificing. As Mike said, sacrifice those nights hanging out after work, sacrifice sleep. If you want to become successful, there should be no excuses. If you only get a couple hours of sleep now, you will get a lot more when you reach your goals!@Mike Nelson

Great work. The 70% Rule is just a guideline. If you know you can buy it for more because buyers are paying more there is not problem at all. Some markets it is tough to get the 70% rule and there are some markets people are buying at 80% minus repairs.
