Kenneth, thank you for your reply. I usually target $300 or more. I close next week on a 3/3, 2200sf that I will convert to a 4/3 to rent for a bit higher to ensure decent cash per month and to get more from renovations.

I primarily invest in rental...buy and hold properties. I often hear "as long as it cash flows" or something related to that. I would like to know exactly what other investors consider "good cash flow".

Thank you Patrick. Fortunately the house is vacant. Go to closing Monday and want to get a jump on the renovations. Lease tip is excellent.

How have you guys managed repairs/ renovations during coronavirus social distancing? Also need to hear from flooring, roofing, carpentry contractors in Mobile Al area asap. Had planned to paint myself but may have to contract it out.
Love to hear from local contractors and rental investors with experience in renovating properties.

Post: Closing, issues. Should I walk?

Went to closing as scheduled 10/30 9am. Stunned by mortgage payment 533.00 on a 40,000 loan 5 yr balloon payment over 10 yrs. Did not receive hud1 before closing table.
Termite bond incomplete because company requires past termite damage repaired before issues bond.
At 3pm, decided to hold off on closing until bond issued.
At about 4:30 listing agent forward seller disclosure which was signed by sellers on 9/25, which disclosed termite damage and drainage issues. He said it was oversight (not send earlier). Now wants us to sign that we were aware.
Our agent prepared addendum with a Nov. 1 sign by date giving them a week to correct issues, they have not signed the addendum.
It's a good property, but I hate 533.00 payment on roughly an 800.00 rent.
Please help....

1st contract with 10 day home inspection contingency. Seller to turned on electricity. According to listing agent via our agent, will need about 2 weeks to get electrician to come out. Delay was put in writing 3 days ago as addendum to the contract but seller has not signed acknowledging this is what's happening. We have no certainty what is actually happening. Of course, the about 2 weeks before we can do an inspection puts all the dates, i.e. closing etc into limbo.
Any thoughts, suggestions!!!!
