No one will dare respond to what you're asking. They'll just Feather around it (as in hide it), hoping that they make a $ or 2 out of you.

Here's another "throw it and see what sticks".
I've been seeing a lot of this lately.

With the exception of what Cathy Trevino, chair of the Houston Association of Realtors said, this article is worth reading for all buyers.

Keep track of the price reductions in an area. That will tell you where almost everything is heading. I do this on a daily basis.
The crazy prices may stay close to where they are for luxury and high-end homes but will shrink everywhere else, and more so with land. After that, we must consider the hurricane of foreclosures coming our way in about 2 years or less.

6 weeks ago I offered 32% of the asking price of an acre lot. The realtor laughed at my offer.
He called me yesterday to see if I would be interested in the at 40% of his asking price. Someone must've offered him 28%, so he called me.

 If you were the Seller I would get it. But who cares as a Buyer? It sounds like they aren't going to give you a discount for not having representation. 


You are assuming too many things that aren't there.

Just not worth much to have two agents involved. I did all the work and was ready to make an offer. That simple.

I (no agent) want to deal with the seller's agent directly. Is there anything illegal or not allowed for the seller's agent to directly deal with a buyer without an agent?
Can the seller's agent sell me the property without me having an agent?
Isn't there a disclosure form that I would have to sign stating that I understand the agent works for the seller, not the buyer? 
A Seller's agent insisted that I have an agent to buy his $41,000 empty lot listing.
What am I missing?
