Hi Bigger Pockets members, let me start by introducing myself. I am Jack, I am 17 years old and I am an aspiring wholesaler. I currently have done everything BUT market to homes which is exactly what wholesaling is. I am in a very particular situation. Because of my age, I may not legally sign a purchase and sales agreement (required to wholesale), I am about to go to college which I am completely undecided in and about to completely switch markets. Lastly, my parents don't believe that I can do this which is really hard on me.

I currently have connections with other wholesalers and have relationships with them. I have also built up a cash buyers list of around 600 and have all of the legal documents. I have done literally everything but contact sellers because 1, I am not of age and 2, by the end of summer I will be off to college and in a completely different market. So, I am reaching out to you guys to get your best advice on what I should do at the moment. I have a burning desire to be a successful wholesaler and I want to get my first deal done ASAP. I would really appreciate it if you guys are able to give me any suggestions. Thank You!

If you want to know what people are looking for and buying in your area, go to investor meetings and REIAs in your area and talk to investors and ask them questions.  Build relationships.  Most investors see people coming and going so fast that it's barely worth remembering people's names until you've met a few times.  And in my area, there are a few bigger meetings and the same crew will mostly show up at more than one -- like any field, it's a really small world once you start to know who's who.

Once you know what they are looking for and what they'll pay you can go out and find those types of deals and once you have them, then just call them up or present them the next time you meet.

Love the "its not dumb money, its just private".  Analogous to "A fool and his money are soon parted." but with an RE spin.

In San Diego, there is a Meet up that has as its primary purpose to connect money (private lenders) with those who seek money (investors).  I am not sure if it is a Meetup group or Facebook group but it used to meet at National University in RB on the 3rd Wednesday of the month.  Verify that it is still the correct meet up time/location.  People with money who are looking for smart investments are often there.

The challenging part will be to find the smart investment.  It will be easy to find people looking for the smart investment.

probably one of the absolute best ways is to go to trustee sales. which are cash and carry.. and watch to see who bids then approach them..  keep in mind if they have the money to bid you get maybe one shot at them.. so be professional and know your stuff..

I have 2 ads currently running on craigslist and I am messaging cash buyers on there. I am also scheduled to attend my first auction in January. Are there any other FREE ways that I can find cash buyers? Thank you!! (I am not marketing to any cash buyers I am just looking for new methods to get into contact with them)
