Don't apologize for the length of your post....it is interesting! Your approach may be different from family members, but that doesn't mean it's not a good one or won't work. RE is kinda like restaurants. There are so many because not everyone has the same tastes! If you've educated yourselves and are comfortable with your plan, than I say go for it! And let us know how it turns out.

I imagine you're seeing lots of short sales in Vegas.....especially in the condo market. If you have the funds it's certainly a great time to pick up some rental properties.

We closed one with them in September. It wasn't too bad dealing with them, but 2 days after the closing, they said the HUD was incorrect and demanded $1400 more or they would unravel the deal. We had an email approving the HUD the day of the closing, but it wasn't worth arguing. The B-C closing had already taken place and the new owners had moved in. We had a good spread, so just wired them an additional $1400.

We have a faux painter we use for accents in our custom condos. It really attracts alot of attention, and increases the appeal. I would imagine you would do well in the South Florida market. If you contact a developer / builder of high end homes, and offer to accent some walls in the model to showcase your work, I would think you would end up with lots of work. We sell lots of faux painting upgrades just because people see it in our model.
