It seems like exercise is the first thing to go when you get in a time crunch. We like to kayak and take long walks (5 miles minimum). We try for everyday, but don't always make it. I find that along with the exercise, the time to talk and relax together is a great stress reducer.

Hi Matt,

It's extremely important that you have a good negotiator that is working to protect your interests. Our negotiator lives in Florida, and thoroughly understands Florida laws as well as national laws pertaining to short sales. We are short sale investors and have several short sales going in the Tampa area right now. In fact, we have approval and are preparing to close one next week. We make an offer on the property, negotiate it, work with a Realtor to find a buyer, and manage the entire process, while keeping you informed weekly. Hi Dorsey,

Even though your experience was not good, I'm sure it taught you a lot, and you gained knowledge.....at least regarding what not to do! It sounds like you have a plan, and will be more careful next time. Have you thought about referring short sales? You can gain knowledge, contacts and experience, and add to your cash on hand.

I've sure everyone has run into "posers"......or what I call wannabees. They exaggerate their experience, puff up their importance, and make themselves out to be someone they are not. I've had people tell me they are closing x amount of deals a month, or making x amount of money, and come to find out, they haven't closed a single deal! I would much rather someone be honest and say they don't have any experience but are willing to do whatever it takes to learn. That's the person I'm going to give a chance. In my experience those that brag the most are usually the ones that have done the least. Whatever you're doing.....Realtor, investor, birddog, etc. I'm looking for the person that will do what it takes to get the job done in an ethical, smart, efficient manner. Don't tell me what you can do and how important you are......show me!

Calgary is a place I'd like to visit sometime. I hear it's beautiful. How's the market in Canada? Have you experienced the housing crisis like we have here in the US?

I use Fidelity Title in the LA area, and also Nation's Title. Both are investor friendly and have no problems with double closing. You need to understand what you want and be able to communicate it to them.

Thank you for your candid response. I think it's important to see it from the broker / agents side as well, and I appreciate that you acknowledge that there are "CRAPPY" brokers / agents and also "CRAPPY" buyers / investors. As you stated, if you understand the expectations from both sides you can have a much better working relationship. I am a real estate agent, and my husband is a broker. As investors, we work with Realtors nationwide. There are some agents we love to work with, and some we won't work with. Our goal is to be the kind of investors that Realtors appreciate and want to work with.
