I just purchased my first investment property a STR back in March. So far I'm happy with making the decision. I did my research for about a yr before deciding to make the jump. I highly recommend you call @Luke Carl, he definitely gave me some great advice which help me decide to self manage our property which is 6hrs away. The process was a little tough in the first month or so but we managed to get through it and now starting get the hang of it. I wish you the best in whatever you decide.

@Julie McCoy yes you are correct. I got better clarification. We just have to put in the rules and state in order to book you must acknowledge the rules.

Thanks everyone. I contacted AirBnB again and they stated we could have an age requirement as long as its stated in the listing, even though that's not what i was told the first time i spoke with them.

Good evening BP, i have a question about who you rent your STR to. My wife and I placed our property on AirBnB last week and got quite a few hits. Actually more than we had anticipated in this short time. One of our main concerns has been people under 25((which we state in the rules have to be 25 and abide by the house rules) requesting to book, or having their friends/family book for them. Do any of you have a set age requirement to book? We would love to get review and funds staying their but are concerned about our brand new property since it 6hrs away in Myrtle Beach. Can any locals give us any info on this or share any tax or housing laws that SC may have.
Thanks a lot

My wife and I decided to purchase a vacation property in Myrtle Beach. We have yet to receive the certificate of occupancy from the city and it's causing us not to close on our property, this is for a new construction btw.
Our closing date has changed several times in the last 3months, and as of today we have no closing date.
Can anyone give advice on what steps i should take in resolving this issue?

@Deanne Bourne which software do you use? I want to try and manage it myself at least in the beginning. i've heard both good and bad on self managing out of state.

@Paul Sandhu I definitely understand what you are saying. I wish I was able to invest in properties close to my area.. I live in DC metro area and this area is really expensive and any deal you come across bidding usually drives the price out of our range. Thanks for the tips though :)

Hello BP Members,
My wife and I have purchased a SF property in N Myrtle Beach and need help/advice on managing the property since we live in VA. We were looking for a company to provide property management, but the companies i have reached out to so far doesn't do STR/Vacation rentals only long term rentals. The property is new and i'm not sure we would require that much "management" in the beginning, (cleaning/keys and keeping eye on property) maybe just someone who local and trustworthy and can be our boots on the ground per se. We are considering managing the bookings ourselves with VRBO/Airbnb. I'd really appreciate any advice you all can give or recommendations on a company that could help us out.
