@Bruce Lynn this was my anticipation. I feel like a lot of high paying jobs will be entering the area sooner than later. 

I'm very interested in the prospect of Brownsville being an attraction for the future of SpaceX. I can only read so much online and view so many videos. Do any locals to the area have any input as to how big this may eventually be? Looking for the buzz on the streets!

Would anyone be willing to share what an investor-contractor partnership typically looks like? We're considering flips, where I would front the mortgage down payment and the contractor would get a loan for and perform the flip.

As a new investor looking at Philly area BRRRRs I'm trying to get better at quick calculations to analyze deals. The big unknown is rehab costs. Does anyone have an approximate $/sqft range that they generally use? I understand there's a ton of factors that go into this, but a bottom and top range would be very useful.
