Would need some more information as well but it seems like you are cash flowing well with those numbers

I think a good place to start would be private money as well as reaching out to hard money lenders and seeing if there are any products they offer that will finance just the rehab - best of luck!

Congrats on taking the first steps to actively invest in real estate in the new year - even though we saw some market volatility over the past 6 months, rates have finally stabilized for the most part and have gotten investors excited. I think having a timeline to perform all of your due diligence before you dive in is a great plan - good luck!

If looking in Texas, I would suggest San Antonio or Killeen

You could look to private money or conventional investment property loans that may provide a lesser down payment
