Insulate the faucets by wrapping them with a rag, towel, etc. and use a bungee cord to tighten

I agree with Alex -  I think you did a great job on this flip on both the interior and exterior and added a significant amount of value to the property. There are other expenses to keep in mind such as tax and insurance but looks like a cash flowing asset to me! 

Congrats on finally making the jump to pursue real estate investing! I really like the Wichita Falls market as it should produce a cash flow opportunity as a STR or LTR - definitely an expanding city that will continue to grow over the next decade. I would look at a dozen or so properties before pulling the trigger on one but it is really up to you - best of luck!

Cash flow may be tight especially with today's rates - I agree with Eliott to compare what cash flow would look like as an STR through Airdna or similar platforms

Interest rates have been stabilizing in the past month and we just got a better than we could ask for CPI print - will be interesting to hear what the FED has to say

I agree with Conner as Furnished Finder will be a great resource for you that will help you get a better understanding of surrounding properties bookings as MTRs
