Hi Jack! I'd recommend looking into Clarksville, TN.

We're about an hour outside Nashville but home prices are more affordable so a lot of people commute from Clarksville. There is also large military base here which guarantees the need for rental properties here. Population has grown by 25% here in ten years and only expected to get bigger.

Definitely some great opportunities here!

Have you done many deals in Clarksville and if so how did you identify the places within to buy, or have you lived there for quite some time?

Hello everyone, my name is Jack Payne and I’m brand new to the real estate investing world! I just graduated from the University of South Carolina in May and I started my first big kid job a month and a half ago. I’ve known for a while now that Ive wanted to get into real estate investing so I’ve been doing a lot of reading, and listening to podcasts to grow my education so that I can be prepared to jump in once I have enough saved. After studying I have begun to realize how essential “location” really is… I know not surprising. That being said I wanted to see how people identify areas close and far from where they are as up and coming areas, or areas that have potential to get big? Is this with Google trends or what?

 Hey Jack!
Congrats, you're on a great path if you're already looking into real estate investing.
Truth is, there are a lot of great places and a lot of great ways to invest in this country- which is why there are so many people becoming wealthy in every state.

With that said, I have what I believe are very compelling investment opportunities here in the Phoenix-Metro market. These are the top performers out of many options.
Maybe they're something you'd like to participate in, or maybe it's at least something you can use to bounce other investments off of for comparison's sake. Either way, let me know and I'm happy to elaborate, explain, or assist if you so choose.

The attached image is an example of some of the numbers for current multi-family home investment opportunities in my market, 1-4 unit buildings. Addresses removed but can be shared on request.

This is great Michael. I'm definitely going to want to talk in the future about the Phoenix-Metro market! Do you have any advice about where and how to contact great Realtors or Property Managers?
