Post: Due Diligence before going under contract

I'm still new and interested in buying 4 single family homes from another entrepreneur, that were recently flipped 1-2 years ago and have tenants in them. I'm not in the state so I want my agent to do walk throughs and give me his opinion before going under contract. The seller tells me they're not doing walk throughs until there's an agreement, but the agent is "welcome to drive by."

Is this normal or a red flag?

Can you purchase a home with a conventional loan as a primary residence and then transfer that loan to an LLC? I've heard from some lenders that if they find out, they can call the entire balance due which means you'd have to either pay it off or refinance. Can anyone speak to how this normally works and the likely consequences? Thanks!

Anyone who owns STRs in the West Michigan area: where do you have properties located and who do you recommend to use as a property manager and why?

Thanks in advance!

I'm hoping to connect with anyone who has been involved in short term rental properties in the last few years, preferably those that are located west of Grand Rapids closer to the lakeshore. If you've dabbled in that area or know of anyone who has, please let me know if you'd be willing to connect! Thanks.

@Joe Splitrock thanks! That’s my thought process too. It’s tight for 2 cars so it would probably need to be a smaller family or something similar

@Andrew Powers it’s a 4 bed/2 bath and it wouldn’t be a house hack. So I’m thinking it might be alright especially if I drop the price a little lower.

I’m interested in a property that only has a small driveway, on a one way street where there isn’t room to park. It’s been on the market for a few weeks, so the price isn’t what really concerns me because there’ll be room for negotiation.

It seems like two small cars could fit on the driveway but other than that there’s no real parking close by. In your experience will this affect rental prices and/or general interest? If so, how much? I’m not concerned about re-selling it because I want to hold it for a while.

Thanks for any input!

I'm interested in a property for sale that is currently an AirBnb in the Manhattan, KS area and am looking for opinions from anyone with experience in these areas. If you would either comment that I can DM you or DM me yourself, that would be greatly appreciated! Thanks in advance!
