Post: Seasonal Investing? Wait for Summer?

I read through an article discussing how a normal market sees more houses listed in Spring leading to greater inventory come Summer. Lower prices are common in the hotter months, with prices hiking when it gets cold. 

Are people seeing these trends hold? Is there any way to still 'time the market' in such a competitive environment?

Just attended my first Home Expo to check out what's new in real estate. I saw a lot of gutter covers to keep leaves out along with a variety of other random products/services. I was hoping to find something more useful, even though I didn't have anything specific in mind. It was hard to tell, but it seemed like most of the people there were homeowners having little do with real estate investing. Do other investors go to these Expos? Has anyone found something useful from  such an event?

Hi Kellam, I've seen great success in Chattanooga TN. A lot of C to B level properties in area which will be A to B level in a couple of years

Hi Brett, 

Awesome to hear about you getting started in this incredible space. I definitely understand the time challenges of being in school. I recommend listing  to the Bigger Pockets Daily podcast. They are very short, usually around 10 minutes. I would listen to these when walking to class or doing some quick task. At first ideas might not make the most scenes, but spending 10 minutes a day means by the year you'll have over 60 hours of knowledge under your belt. That much exposure will surley give you a massive leg up on understanding real estate.

According to the Tennessean, over 40,000 people are expected to move to the Nashville area each year. With that much demand, and space being limited for single family homes, the development of multi family units is vital. People will always pay more to live closer to the city, which protects the value of nearly any property build in Davidson County.

Hi Paul, 

I currently rent by the room of my primary residence (house hack). So far it has been very smooth. I used Roomster to find tenants. Biggest advice I would give is to thoroughly screen everyone. If you are looking for a property manager in a rent by the room property, i've heard good outcomes for those who have a live in property manager (one of the tenants) who you  charge less for rent in exchange for them to take care of the place. Even with charging less rent for one person this can still lead to much greater income per month than other strategies

I recently closed on my first house where I will rent out the spare rooms. As this is my first house, I’m using a first time home buyer loan which requires the house to be my primary residence for at least a year.

I want to know if I should start a new bank account and run all house expenses through that or if should charge house expenses to my personal bank account while tracking charges via excel.

Is anything effected if I treat my personal property like a business where I open a separate bank account for this house?

Hey man, I know this is a little old, but so far this is one of the few post I’ve found about Lebanon. I myself live in Nashville now, but am looking to buy and move further east soon. It seems like you are one of a handful of people who were smart enough to buy in this area. I’d love to hear a little more about your investment journey in Lebanon TN if you’re willing.
