I am a 20 year old college student and I have been interested in investing in real estate for almost 2 years now. I have studied deals and learned a good amount about the process. I am located in Arkansas and really just interested in starting to build my portfolio. I have a few deals I am looking at but what do you suggest for a college student still learning with a small amount of capital?

I have two properties I have found but do not have the capital to fund them. I am a 20 year old college student interested in getting involved with real estate investing. Both properties I have been looking at are located within 5 minutes of my university. One property is a 2 bed 2 bath house listed at $33,000 with most likely $7,000-$10,000 in rehab with a rental rate of around $500. The second property is a 3 bed 2 bath not listed and the older couple who owns it is interested in selling it. The house is appraised at $104,000 but the couple said they would be willing to be flexible on the price and they would be willing to talk about owner financing. Rental rate on that property would be around $900 the house should be ready to rent out immediately.
