Hi Manav, it really depends on where you're willing to invest. If you're okay with out of state investing there are multiple cities that you can get into to cash flow.

I live and invest in AZ and think it's a great market, but I'm biased.

The other side you need to ask yourself is what level of risk and how much of your own time are you willing to take on? For cash flow there are areas you can find cash flow in long term rentals, and others like the market I'm in where you'd need to get something as an STR to really cash flow well.

Scottsdale is definitely a good place to be in if possible but there are definitely other areas you can get into for a cheaper price point in Mesa, Glendale, Tempe, etc. 


Have a few STR's myself and do well cash flow-wise as well as an LTR that is more for equity. I think deciding between cash flow now vs long term equity growth that is typically safer, is a decision you'll need to think on before making a purchase.

Congrats on getting a gameplan together around what you'd like to do and for getting close to your down payment goal!

I think it depends what you'd like to do whether you invest in state or out of state. There are areas where you can cashflow well on multifamily properties, but there are other investment types as well that may feel a bit safer. In state you could live in the property which would be easier to get a loan and most likely better terms, keyword "most likely."


The other route I like is investing in hot markets in STR's, we're halfway through the summer right now. If you're able to invest in a market where people usually go for vacation in the winter like FL, AZ, Carolinas potentially, then you can get something soon and immediately be renting it and getting a return on your investment this fall. You can use an experienced property manager to help run it from afar and still make money.

We do it out here in AZ but there are other markets as well. Let me know if I can be a resource for you.

Hi Isibhakhomen, it's going to be hard to find an cash flowing LTR in the area you're looking unless you find a creative financing opportunity or take over someone's mortgage. 

For cash flow in the area STR's are a great strategy that my business partner and I have found to cash flow well. I'll PM you!

Exactly I agree with Shanequa, typically 70% minus repairs. 

Some are more flexible and willing to do 75%-ish, but 70% is a good rule of thumb. There are certain areas where it is easier to find than others, let me know if you want to connect about this sometime!
