Hey everybody, I am here to alleviate some of the tedious tasks off of your plate so you can spend your time on more important money-making activities. I am trying to be of service to anybody who needs some things taken off of their plate so that I can gain more experience working in Real Estate before I make the move to house hack down in Orlando. The tasks will most likely have to be virtual (unless you live in NH) so if there are some virtual tasks that you would normally outsource to somebody for a fee, talk to me instead and I will save you time and money. What time is the live going to be?
Thank you! I figured that would be the best course of action.
I am looking at house-hacking and living in one of the units with my girlfriend but she wants to be able to have some sort of paperwork showing that she lives there but not as a separate tenant. Also if something is to happen to me what will happen to the property and will she get kicked out of the property or have to take over the landlord position? Looking for any information. Thanks!

I am listening to BiggerPockets podcasts and I am on the forums daily, but I want to know what other people are doing for education (Books, Real Estate Clubs, etc.)
I'm looking to obtain my first investment property (House Hacking) but I don't live near the area that I am looking at moving. What would be some recommendations to someone who is looking at different areas in Florida? What are the characteristics of the neighborhood/area that would best suit my criteria given below?
My criteria:
- Small Multifamily
- $100k - $250k range
- 15% - 20% ROI
- Cash flow Break-even - $200 (year 1)
- Most likely will use an FHA loan
