Yes Johnsville would probably not be the best market for a Spec build!  I would be happy to post updates throughout the process.

Thank you for the advice, I agree that loose contracts and handshake deals can create nightmares and will certainly avoid.  Are you still doing spec houses?

We are going to subcontract as much as possible.  We are gathering pricing for all trades but are still determining if we want to do a few items in house.

We will be building it ourselves.  My family built spec homes for 40+ years until my uncle retired about 10 years ago so I have experience in the industry.  My uncle will also be helping out as a consultant on this one.

Hey Robert,

Yes new construction out here is selling for high 300's and low 400's.  Our budget is 230K for the construction.

Hello BP,

My wife and I are about to begin what will be by far our largest real estate venture.  We will soon begin construction on a new spec house located in Johnstown, Ohio, a small town about 20 minutes northeast of Columbus, Ohio.  The location of the house will be a 2.5 acre lot that we purchased with cash earlier in the year.  The location is in an area that has seen tremendous growth over the past few years with several companies building here including Amazon, Facebook, and Google data centers as well as AEP and Bob Evans headquarters.  We bought the lot for 45K, which is conservatively valued at 70K.  

House plans have been drawn up by a friend who works for a large builder in the area:

We are looking forward to any advice everyone here has to offer, as well as encouragement as we grind our way through the process. If anyone has any lessons learned, advice, warnings, etc. please share.

Thanks Everyone,

All things mentioned above considered it sounds like the opinion is that the best orientation would be South.  I would agree that the views and proximity to the neighbor would be better this way, but my concern is the back yard would be very small.   Also, the house would be closer to the road with this orientation.  Would a small yard retract from the value of the house?
