Hey @Joe Statts as you probably know, Philadelphia is extremely different depending on the neighborhood, sometimes even block to block. There are plenty of areas that are up and coming which will give you a better tax rate. For example, I own a triplex in West Philly in a great area and I am paying a little less than $250/mo in taxes. Feel free to reach out to me if you want to discuss your target areas. I have worked with Philadelphia Federal Credit Union and Valley Green Bank with commercial mortgages. Both have been very fair, and you might get better terms with either of them. I will note that Valley Green requires 30% down most cases while PFCU only required 20% down on the deal I did with them. Rates will be around 5.5%.

Hope that helps. I wouldn't pay those extra fees.

Have you tried PFCU? Their commercial lending department does cash out refi's. They helped me cash out a property I bought at foreclosure auction. 80% loan to value. If you need contact info just PM me. It will be commercial loan terms though.
