Hello BP Community! 

I am looking for some recommendations on peoples preferred Property Management software used for STRs. At some point, I got a free trial with Uplisting which connected my Airbnb and VRBO calendars. I didn't get to fully engage in the platform to see if I really liked it or not, so before subscribing to a specific software I wanted to see what others are using. I have heard people using Guesty before and I am aware there are so many options. 


Would love some feedback to see what property management software others are using. Thanks in advance!

Thank you, Cole. That is my current feeling as well. I don't want to run into any issues there. Definitely, plan to put together a new tenant orientation to layout the expectations.

Good morning! I am finding myself with a good predicament, I have recently re-listed my rental property and have to make a decision on a new tenant. Unfortunately, the clear cut winner decided to rent another property. That is leaving me with the second couple that I can accept, however, I have some reservations and am seeking some guidance. The second tenant fully exceeds all of the requirements I have set for the property, the only reservation that I have is during the tour, they felt/seemed like they would be very needy tenants and require a lot of attention and be bothering me constantly. 

My question is what are the laws/recommendations on accepting or not accepting tenants like this? I currently have the property occupied through 5/30, so there is still time to possibly find another tenant.

Hello friends! I am posting on here for some help on how I am able to become a co-host so I can help out those that have STRs and are looking to maximize their efficiency or decrease workload. In just a few short months I have been able to obtain the Superhost status that makes me eligible to become a Co-host. Just need to find someone who is in need of some help!

If any of you have some tips or tricks, or you yourself are looking for some help managing your STR please let me know.

Hello STR members! I am relatively new to the STR and looking for some advice on streaming services. Mainly how or if you offer them at your STR. If so, do you offer just the apps on your TV or do you sign into you accounts and allow guests access to you accounts?

Secondly, if you do offer these services at your property, do you use your business account, debit, or credit card to pay for the memberships?

@Garrett Brown, Thank you for responding on this post. I do feel I have a lot of skills that I could offer that I have built from my current W-2 job. I currently work as a consultant, on a project that deals with a lot of risk assessment, identifying pain points for my client in areas of improvement, along with these types tasks, there is a lot of tracking and monitoring of multiple different requests that are going on at one time, as well as having to manage my team and personal to ensure we are meeting all necessary suspenses. The relationships and people skills that I have developed over the 6 years in working in this profession would also be a benefit in this market your working to build those relationships with possible vacation renters. Also, great point on joining some local Facebook groups, I will be sure to do that.
