Hi fellow BPers, 

I am currently going through the process of closing on my first property. As I am going through the process, I have been contemplating the idea of purchasing a Home Warranty or not. I am looking for some pros/cons of having a Home warranty.

Thank you! Those are great ideas to consider. Are you aware of any strategies to generate additional cash flow in situations like that? Such as changes to the analysis in any way?

Hi All, 

I am looking to purchase my first Investment Property as a Long term Rental. I have been working with a Realtor in my area, and he has just suggested looking at new construction homes. I am seeking some guidance as to the pros vs. cons of investing in a new construction home. All guidance is welcome!

Hi Michael, 

Thank you for the feedback. I did notice the 1% rule was met. As for the rents, there may be some fluctuations there, but I believe that Rental price could be attainable. 

I will go back and dig deeper into the expenses of the property to defend those to ensure I am not missing anything. At this point, yes I do plan on self managing as I still currently live in the area.

Looking to purchase this multifamily property as a long term rental. I am a new investor looking to purchase my first property, so I am looking for some assistance on understanding the numbers to ensure this is a good deal. I've been pre-approved using a conventional loan for this property with a DTI of 23%. I know on average a good DTI is 35%-45%, however, I have been told to be below this average isn't that bad as it still isn't as risky for the lender.

Hi everyone, I am new to the BiggerPockets community and would love the opportunity to chat with any beginner or advanced investors.
