I think @Shawn McCormick hit the nail on the head. Lake Nona is definitely a great location, and I also speculate that we'll see continuing appreciation throughout the coming years. If your focus is to accommodate your mom and you can hold onto the property for a bit, I think you could definitely build equity and eventually generate cash flow from it.

@Flavia Vangelotti Right now, the Orlando market is tough because prices keep going up. But, the value of properties has been going up steadily, and lots of people want to rent. 

So, even if a deal seems just okay this year, it could turn into a really good one in the next couple years.

Also, selling houses in Orlando is super competitive these days. Some homes are sold in less than a couple hours! I recommend looking within an hour's drive of Orlando where the numbers look better, and there's not as much competition.

It was good enough for a VA loan so there's that. The biggest issue was having far below market rents when I purchased. At competitive market rates now and still have original tenants. I've kept 100% occupancy since I purchased it.

Cash invested: $30,000

Used a conventional loan and "lived in" the property until "unforseen events" required me to move out.
