@Ronnie Hutchinson Big houses for rent, hard to fill if it isn’t surrounded by houses similar and there is a demand for those kind of properties in your area.

When you go to smaller buildings or apartments sized units, you reach more people with a smaller budget.... with larger properties marketing and higher end finishes go a long way.

2 Duplex’s (4 doors) would cost you about the same as this home and you could cash flow and upgrade at much more effective rate. THIS IS STILL A GREAT PROPERTY, JUST AN IDEA/OPINION.

I am a relatively new investor and I have a question that I believe has a few good answers, not just one....

The Question is.... Say you acquired $300k of equity through loan pay down and appreciation (Updates and market value) .

You now say “hey! I want a new car” or “hey! I want a new property” , what is the best way to extract your money from your equity and make another purchase?

@Ronesha Fisher Simplest way possible.

Tell anyone interested that there is a 30 day period to submit rent applications and then you have more time to see what your tenant options are. You could also add a larger security deposit .... Hope this helps.

I guess I was talking more about the vetting process when picking between multiple homes. Maybe when you aren't sure of all the expenses you'll accrue?

@Margaret Johnson This is a great breakdown of your experience for those just getting into real estate investing, like me. I have plans of house hacking my first property, being that I am young and single..... 

I would like to know if you have any pointers for someone doing what you did, if you could go back?

@Jason Lam From what I've read and heard (NEVER RENTED TO A S8 TENANT) it can actually be a good thing. Easier eviction options if need be, and there is less to worry in regards to being paid every month.
