Chris,

There are a ton of factors that could influence it differently but, for insurance, I'd say your looking at .75c-$1.10 per 100 of insured value.... That's fairly loose, but generally speaking it's a jumping point.

I'll toss my hat into the ring on this. There are a bunch of companies writing central Texas right now.. Some old players, and a lot of new ones.  Investors make up a huge part of our agency. Specifically I've niched in finding investors that have multiple properties and looked for creative ways to streamline their insurance programs, package policies etc.

If your properties are owned by LLC's then Your LLC's, can be, and should be added as additional insureds on your tenants required rental insurance. They are who would need to be indemnified if the cause of loss was due to the renters i.e. see Curtis's example above.

I got a pretty good grasp on what to expect for rates, occasionally there are curve balls. Age of structure, proximity to coast,deductible options etc. Feel free to shoot and address over to me, I can usually get you pointed in the right direction.

You will need both the CGL & the policy covering the property.

Most property policies will exclude Products and Completed operations.  Prod & Comp Ops is the coverage the Commercial General Liability gives you, and what the city wants you to carry.

Bingo, that is the missing piece that every flipper must understand, your "completed work" is oft excluded in a "real estate investor" type insurance product. A flipper is indeed a real estate investor, but they have additional exposures that align them more with a construction company in the eyes of many insurance carriers. It's worth time to dialogue to an agent on what exactly is the scope of work, are you physically performing the work, hiring a GC etc..

Are you specifically looking for just an umbrella? Is progressive the primary carrier as well as the umbrella carrier? I'm always looking to hit the easy button for my investor clients!

@Jason Bott is right there are geographic distinctions that can greatly vary the policy pricing, if your property is located in Del Rio, you may be in a sweet spot as far as rating structure goes! Let me know if you have any questions, I'll be glad to answer any.

There is somewhat of a resurgence of entertainment down town, not much of a night owl so I haven't checked it all out yet (4 year old, ha). This city seems to go bonkers over kids related fun events, check the Children's art & literacy festival (CALF) happening now. There are genres of business that have been met with resistance, but there are a few business ideas I'm shocked no one has tried yet! Great town, a little old school, but great!
