@Ned Carey the house was built in 1960 so going on 60 years now. In terms of the rehab it’s pretty major and we’re looking at almost 100k in rehab costs from floors to drywall to junk removal, electric, plumping etc. With that being said I understand it’s a big undertaking for someone relatively new but I believe I have a strong circle supporting me who can help me get it done. We’re looking to get it under contract for about 80k and the arv is going to be 300k plus. In terms of the cracks, you said it probably isn’t too major considering how much other stuff needs to be done? And are inspectors willing to go through a house in that condition or is it up to us to figure out?

So me and my brother in law are looking into the house of a family friend. The house is vacant but it’s full of garbage (4ft high in some places) due to the fact that she was a terrible hoarder. I went and walked through it today and all of the garbage and appliances and flooring etc. is pretty self explanatory. However, I noticed two cracks in the living room wall running from the top down a couple of inches. There is also a small gap in between the wall and ceiling in one spot. We want to get it inspected before we move forward with anything however it’s hard with all of the garbage. With the cracking we’re worried about foundation problems. Anyone have any insight into a rehab like this or what the cracks might entail?

Theoretically, lets say I get a house under contract with a stipulation saying I need to have inspections done before its closed. What are the most important inspections to have done and should I inspect every house the same way?

Hello everyone, I'm 19 years old and I'm pursuing real estate investment feverishly. Im working 3 jobs to build as much capital as possible, and hope to get something under my belt by the time I'm 20. My thoughts on kicking down the door on real estate investment, (pun intended) are as follows... While I'm working my butt off to build capital I feel like I'm not accomplishing anything towards my goal. I'm considering trying to get a few wholesale deals done to a) learn the business by DOING instead of just listening to podcasts and reading forums (which I've been doing as much as I possibly can) and b) build more capital until I can begin purchasing buy and hold properties. I was wondering if anyone on here had any better ideas, and if not any suggestions on how to begin wholesaling. I understand that it will require marketing, networking, and deal hunting, but in terms of the contracting side what needs to go into that? do I need a lawyer to help me construct these contracts? are there templates for wholesaling contracts? I'm very new and very naïve so any information on how to get started would be GREATLY appreciated!
