Thanks again for your responses. On the last option via a standard search, I only want preforeclosures but when I search lis pendens it gives me a mix of listings is there a way to filter that? and on the commercial data service for $80 the file sent is an exp file that can't read or open file is there an option for an exp file viewer that works? so far haven't found one. Thanks again for your help

Good afternoon Chris  and thank you for your response, yes I know the process but I need to have a person who works for me every day in Miami Dade county, Brown and Palm Beach who gets me the information for probate, pre-foreclosed divorce etc thanks let me know if you have some person in mind or company have a fantastic day
