Post: Late Rent / Non-renewal

I have a tenant whose lease is up 2/29/24. There are two tenants on the lease but one has moved out a few months ago. They still pay half their rent. The person who currently occupies the property has been late but has paid the late fees every month, except for December. I'm still missing half for Dec (including late fee) and half for Jan (including late fee). I sent a Demand to Pay notice at the end of December and she said it would get paid and was "having issues with her bank." It's still not paid.

I was thinking of reaching out and coming up with a  payment plan but my fiancé says I'm being "too nice." This is my first rental so I'm not sure if I am being "too nice" or if I should just send the Pay or Quit notice along with the non-renewal.

The opening is a total of 47 inches so he had to cut these up to make it fit. I was unaware that it was gonna be this difficult. Lesson learned that for next time just put a curtain rod up and let them figure it out. But for now I got myself into the situation so I’m trying to make the best of it.

The closet doors in one of the bedrooms was missing and I offered to install one. I was unaware that there weren’t standard measurements so the same handyman custom made ones to put in. He didn’t get to finish that day because he needed something to hold the doors because they were too heavy for that track.

Your handyman made ((("Custom"))) doors, because they were not a standard size----
Have you seen these ((("Costom"))) made doors ???

If you post some pics of them we could get an idea of his level of craftsmanship....and mayby offer you some more insight..

I rented out an apartment and I’ve had the worst luck. The tenant finds an issue to complain about what seems every little thing. Things that is out of my hands such as the building intercom that the association is working on replacing and how there’s powdered detergent in the dryer in the building laundry room. The wall ac broke and ordered one in HD, it was lost during shipment and the order was replaced. I had a handyman install the new ac and she said the ac was leaking overnight and her computer and medical equipment were soaked. Plus, the handyman sealed with foam around the pipes in the kitchen / bathroom and she said they didn’t do a good job. The foam got into the wall tiles. The closet doors in one of the bedrooms was missing and I offered to install one. I was unaware that there weren’t standard measurements so the same handyman custom made ones to put in. He didn’t get to finish that day because he needed something to hold the doors because they were too heavy for that track. Long story short, she doesn’t want him back in the unit. She said he was too rude and incompetent. She also complained how they left everything filthy. I’m not sure how to handle this anymore. It seems there’s a growing list of problems and I’ve had more expenses than gains. Lease expires End of February 2023
