Hello @Vernon JonesThe only screening that I have done is walk through on my properties that I am going to rehab and also proteries that the contractors have rent lay rehabbed if available. I lucked out and received two referrals from a trusted investor and those are the two crews I use for full rehabs. Outside of them I also have contractors for odd jobs

Hello @Kevin Delaney. I purchased my first with hard money and rehabbed with CC and LOC. THE 2nd and 3rd was purchased with hard money and rehabbed with cash.

Thanks @Justin Windham. The contractors that I had on the first project did excellent work as far as craftsmanship but he was terrible at managing the flow of the rehab and business as a whole. It was so exhausting. I had to literally show up after work (sometimes during lunch) to keep the flow going. Basically contractors were all on top of each other and in some cases, contractors would move too fast for each other (ex. having a wall closed with drywall when the electrician wasn't finish with his wiring). Since then I've connected with an awesome contractor. It's so refreshing. Now my only dilemma is to keep him busy before he gets caught up in other projects

Just completed my 1st year of Real Estate investing and boy has it been a roller coaster. I can honestly say without a doubt that I LOVE it and I'm not stopping. I originally set out to buy and hold. Instead so far I've done 3 flips. My biggest set backs were the contractors on the first property and how I structured the financing. Both situations were big lessons learned and at this point the butterflies are out the window. I do want to concentrate on a solid buy and hold strategy which will eventually lead to commercial purchases. I'm still at the 9-5. Im going to try to replace my income and some with rentals before I call it quits at the job ππΎππΎππΎ. All of the newbies feel free to ask me anything. I'm sure I'll be able to help you avoid a mistake or two.
