Also, talk with your lender as well as other lenders. You lost your job and is forced to move, you might be able to rent out your current home and get another single family residence where you move w/o penalty. You might have to pay more for the down payment if you keep the same lender, but if you find another lender that can give you that primary residence status then you have another house. This is also depending on your debt to income level to get approved for the second home. But if you decide to just rent, I would keep the current home to rent out, if you can't make profit selling it.

What's up Kuriakos, if you do a FHA 203k loan (rehab loan that's apart of your mortgage), then you can get a property that needs a little work. You can fix it up, you gain the equity. After a year you can then refinance and pull that cash out to get another property. SO basically BRORRR (Buy, Rehab, Occupy, Refinance, Rent, Repeat) Where you Refinance first before you can Rent it completely out. I hope that made sense.

Yes same here, my wife and I are new investors in Charlotte. We had 4 properties that we made an offer on go under contract in one day. We are expanding our search about an hour outside of charlotte, north up to Salisbury and south to Rock Hill. As well as starting to do mail and social media marketing now.
