In the process of relocating back to Cleveland and will be investing in the CLE and Columbus markets. Would love to start connecting with agents, lenders, contractors, etc. in these markets. @Anthony Freeman oh man. You should definitely get an attorney to draft your PPM, investor questionnaire etc. this stuff is not to be winged.

A CPA can provide a letter certifying that the investor is accredited. Or can use sites like verifyinvestor.com

@Benjamin Sulka there's a work-around. Get a DSCR loan, it's based on your credit and the property's rental income. We do these all day.

I wouldn't sell the car..
