We've lived in the North O area for a year now. Before we moved here our perception of the area was worse than it is now. Though the fine lines of the neighborhoods could make a difference. We are looking to flip single family homes in the area. If your friends would have any information on the area that they are willing to share that would be much appreciated.

What fees come out of the profit from an all cash offer? I.E. closing cost, etc. Is there a general percentage people use or another formula for this question? We're talking specifically in the Omaha, NE area.

My husband and I need to check a property for liens, etc. Is there a good title and escrow company in Omaha, NE that anyone could refer us to? Also, is there a fee to find out about the title, liens, etc.? If so, what are the generally or does it depend on where you go?

This topic is more geared toward people who have experience with (North) Omaha. 

My husband and I are new to REI. As stated above, we are looking to invest in North Omaha. It seems to us to be an up and coming neighborhood, but we were hoping to be reassured by others in the area. Specifically, there is some crime in the area and we were wondering if that was bad for investing?

My husband, Nick, and myself (Jenny) are new to the REI business. For a few years now we have discussed again and again, our reasons for wanting to get into real estate investing. Only just recently though, have we made the decision to go full steam ahead with it. We have always been interested in different aspects of the business. After some general research, we have decided that we'd like to delve into flipping and renting. We have joined Bigger Pockets as sort of a network in which to learn as much as we can in order to succeed in our business venture.
