I might be too ambitious but in my first two - three years the goal is to buy 1-3 houses every year for long term cash flow. I live in California and cannot afford what it has to offer at the pace I want to. I am a risk averse investor, well atleast for now. I want to get enough cash coming to make some risky moves. I want to look at houses which are about 150k max with 20% down. Thinking about starting and growing this portfolio in Indiana. Where can I find some good agents and brokers who can work with the long term vision in mind. 

Ideally a turn key company would be ideal but realize they might want to manage more than just one property which I will not be able to provide in the beginning. 

I do plan to see if I can find a good deal for my wife’s birthday which is coming up on the 5th! 

@andrew I am not looking for hard money lending but getting a rental in $40k range and get monthly return of $400-500 net.

I am based out of fremont and looking at properties in same area. Let's collaborate and pool our resources if you are interested.
Our fault just recently grew and we have a need to buy a new car. A used Audi Q7 is going to run around 35-40k or a monthly payment of $400-500. I don't want to waste the money by paying cash for the car. I was hoping on guidance on a rental property that I can invest in with that much cash which in turn can net me 400ish a month to take care of car payments. I am based out of fremont, CA and there is nothing remotely close to here which could be had for 40k in hand. I am looking at something which. Property management company can help with and eventually grow the portfolio in same region. Y adding more properties. Any guidance would be appreciated.

I am doing a fairly large purchase $1.5 Million on a SFH as our primary residence. I have 40% to out down as cash. If I Put all that much cash down my monthly become easily manageable. However, I am looking to see if that's the right way to go. Will investing 200-250k elsewhere get me large enough return to cover the increase in mortgage and then some?

Sure, I looked up Property prices to Rent Ratio by googling and once I narrowed it down to few states, looked up if they were landlord friendly or not. As to specific areas, thats where I am still looking for information. One of the researches that I did land on narrowed it down to counties as well. However, I am trying to find out if there is something of a standard that folks go to gather this sort of data.

Hi, I am looking to invest in my first rental property in January 2017. We have narrowed it down to the state. Missouri. How do I research further on counties, taxes and average rent compared to property values? How do I find out what is average time to rent in those areas? Also, I am looking for a Property Management company to manage the property for me. 

I am taking this investment as a learning experience and plan to close the year out with atleast 10 properties.

I am just starting out. Can show proof of funds for rehab and this will be my first rental property if I am selected. I am based out of California but willing to travel their for rehab and finding a good PM company. I will document the rehab as well as I can to share in detail here.
