Congrats on purchasing your first property! I currently have 4 doors here in Columbus, Ohio and I'm looking to add some more rentals to my portfolio. I love the potential of Columbus with multiple big tech companies coming here such as Intel, Microsoft, and Google. You can get decent cash-flow with pretty decent appreciation. It's interesting you happened to message because I'm from the Toledo area and I have recently been putting more thought into considering Columbus, but I still need to put in more research on the market. Are you looking to expand your portfolio in Columbus or elsewhere?

Both great books! For some reason, Traction grabbed me more as a reader.
Have you read Profit First by Mike Michalowicz? This book gave me a different perspective for to handle accounting business. I even took some of the concepts discussed in the book and applied it to how I manage my personal finances as well, incredibly helpful read!

I usually recommend people read the E-Myth an then read Traction. Having already read Traction, I would still recommend E-Myth if you haven't already.

Our situations are a little similar, I'm in San Diego and currently buying my first property now. It's a condo that I'll be living in, I'm buying with 0% down, and longer term aim to leverage the equity that I build up and put it into other property, likely out of state. I found it near impossible to even break even out here when buying with little to nothing down, especially with the current rates. So cash flow isn't my immediate goal with the condo.
Come next year around June however, I will be buying a second property, most likely out of state, and on this property I will be putting 20% down and buying for the cash flow.
