Hello all, 

I'm trying to better market myself to raise capital.  Next month I have an investor(s) luncheon to talk about my business and raising capital.   But I am not a sales guy.  I would like to know some techniques that people use to successfully raise capital.  So far, for me, it's just showing the numbers.   

But I would like to have other techniques/methodology or approach when it come to raising capital.

Buying a rental to me was easier than doing a flip on a SFH. I did my first flip over a year ago... but now that that fear is gone... can't get enough of it.

I connected with a property manager who directed me to an investors Wife... I build a relationship thru her to get a property... it did take a year to get it done.    

Moral of the story... Network... network... network.

You can transfer your 401k to a self-directed RE IRA account. and buy or partner up with your IRA account.

Hello to all... 

So my parents are selling their NY house. They are retired and don't care to be landlords. ARV it's worth 685-700k. The golden ticket to this property is that it can be converted over to a legal 2 family property. with about 50k of work, it can be converted over to 2 family house, and be worth over 800k.

They offered it to sell to my sister and me... with a family discount.  But that might be as low as 400k.   Right now, My sister is not interested...  I have my investments in Flips and in other properties...  I do have investors.. but I don't know if I would recommend buying this property with them to make a small profit margin... They way I look at it... If I buy in Texas I can make the same profit margins with a 200k house.  

I do want to keep the house for sentimental reasons (i know)..  but the rent for 2 family house can be 2500 on one floor and 2000 on the second floor.  

Im sure my parents can aid with me to whatever creative plan I come up (including seller finance) to buy the house.. so with that said..  I'm looking for some creative way that I can buy this house...  Let me know your ideas.

I quit my job and moved here to TX to do REI.

the first one is always the hardest.  But people are always willing to help.  Once you get thru that hurdle.  Investing becomes easy.

I have several credit cards... and over the years, I have built up my credit line to on avg 32K each. 

I usually do a balance transfer to do rehabs on the flips.  But now, I can use all 4 credit card transfer to buy a house outright.

I started off investing out of state...  the price of buying a house in Texas is a lot lower, and the margins are the same. 

I recommend buying out of NY.  Once you figured out buying out of state... the Game is easy.

Investment Info:

Single-family residence fix & flip investment in Houston.

Purchase price: $105
Cash invested: $10
Sale price: $155

It took 3 contracts to get the deal done by a buyer. THis was a Harvey flooded home. This was the quickest and easiest flip I have done.

What made you interested in investing in this type of deal?

Since I moved to TX.. I needed extra income aside from my cash flow income.

How did you find this deal and how did you negotiate it?

Through a wholesaler.

How did you finance this deal?

Private capital, and my income

How did you add value to the deal?

redid the roof and landscaping.

Lessons learned? Challenges?

thought this would be a hard flip cause it was flooded. But so many people were interested.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?
