Great House on a corner lot with pool and great backyard living potential. It's got a unique floorplan with a small open air courtyard in the center of the house. Huge master bathroom and good size kitchen really creates a lot of possibilities for your remodel. It does need quite a bit of work, but the bones are good. Roof and HVAC system are only a few years old. Needs foundation repair, and I already have a proposal ready with diagram. The house requires new windows and flooring, as well as complete kitchen and bathrooms remodeled to really get top dollar for resell. The pool was working at beginning of summer, and the equipment looks in good shape, but something stopped working and needs to be checked out. It has awesome potential to be a beautiful addition to the property when all fixed up. Comps are hard to come by accurately due to the lack of recent sold properties, and the fact that most comps I've seen don't have a pool or are remodeled completely. I've got a terrific opportunity with a North Dallas Flip. Under contract for $180K, with an ARV of $420K+, depending on scope of rehab. The rehab will be extensive, around $100K. Well, I'm not exactly a newbie, but might as well be.  My name is Jaime and I have done three fix and flips in the last year and a half, but have done them in probably the most difficult way imaginable!  I won't get into the details of my mistakes in this intro, but do want the BiggerPockets Community to know I am willing and eager to learn how to be a successful Real Estate Investor from the experienced minds on this wonderful site.  I live in a Northern Suburb of Dallas with my Wife and young Son, as well as our 3 furry children - our Dogs.

I am mostly interested in building a portfolio of rental properties, starting with single family, and then moving up to multi-family, if only for the sake of taking it slow and learning the business before attempting to purchase an apartment building.  However, I also want to keep doing flips and once I get a good marketing campaign up and running, wholesaling if the deal makes more sense at that moment.
