Thanks for the comments, Im defiantly not looking to rush into anything, But this looked like one of those rare scenarios you you always read about, that you wish would happen to you.  The property is of a former employer of my mom, the elderly man she was taking care of there is being moved to retirement home. The seller said she would rather sell it at a discount to someone local in community, a friend of a friend, then pay the realtors fee. She doesn't want to sell to out of town investors and also looking to maximize profit. I am completely confident with property and reasons its being sold. Im needing a duplex to put my mom, most cost effective way to pay for her housing.   Unfortunately I just found out she still has a mortgage and owner financing is out of the question.

Hey Everyone,

By luck just Came across a great deal on duplex, I'm unemployed, have Cash on hand, and would refi within 5 years once I have steady income again. Normally I would take the time to research all this, but i have a couple days before property goes to market, so I need some help expediting the process, the seller is willing to owner finance and work with me. Any suggestions how to go about making a offer,  Down Payment %,etc, etc, etc.....Help Please!!!

So glad I found Deeper Pockets, what a great community of people and pool of resources. My Name is Jake and am a custom home builder here on the peninsula in the Bay Area CA. Looking to acquire out of state income properties with a focus on cash flow. About to turn 40 and am looking to make a career change, sick of the commuting, too much stress and waste of life! Trying to figure out how to set up some side hustles/business/gigs/passive income streams i can manage from home. I am Married and the wife has a good job, we get a SCREAMING deal on rent so relocating isn't an option at the moment. So that kinda eliminates BRRRR and flipping, would like to invest in SFH or duplexes to get started. Wondering how many others out there are in the same position, and what course of action you are taking. Looking to build my knowledge base before making any big moves. Thanks in advance for all and any input, advice, or stories, cant wait to pick y'all's brains.....
