Need advice on 1st deal

Hey Everyone,

By luck just Came across a great deal on duplex, I'm unemployed, have Cash on hand, and would refi within 5 years once I have steady income again. Normally I would take the time to research all this, but i have a couple days before property goes to market, so I need some help expediting the process, the seller is willing to owner finance and work with me. Any suggestions how to go about making a offer,  Down Payment %,etc, etc, etc.....Help Please!!!

I agree with Jonathan, you need to understand what the sellers motivations are and what is most important to the them. Then you have an offer that is more likely to be accepted. Don't rush if you're not certain there's always more units.
