@Peter Knepper great question! Building an ADU is a great use of your property and it sounds like you are in a fantastic area for it. My biggest suggestion would be to keep things simple.

If your guests are going to be staying for 2-7 days they don’t need a huge kitchen, bathroom, storage etc. You want to make sure you have all the amenities people expect but simple and functional. The biggest difference in amount of money you make will be the number of beds and total people you can accommodate. You could decide to offer 2 bedrooms or a bedroom plus a pullout couch or a loft space to accommodate additional guests.

@Kerry Baird looks very nice. Congrats on diving in. My number 1 suggestion is to get professional photos taken. Photos sell your listing more than anything else.

@Julie McCoy awesome tip on the cleaning fee. Definitely something that gets overlooked all the time. And a month in you realize all your profit goes to the cleaner.

Kansas City regulations are ok, you need to get registered with the city and request permission from your neighbors if it’s not your primary residency. It works in the city but once you get to the suburbs or more residencial neighborhoods it can become an issue. We actually had to shut down a listing (it was a test so it’s fine) because the neighbors were not ok with it (for no reason other than being uncomfortable with the idea).
