Hello all,

I am looking to connect with local property managers in Middlesex county, NJ, as I am currently looking to purchase a duplex or triplex in the area. I  am looking at connecting with local PM's to start getting an idea of what services are available and the % charged on a monthly basis.  Any referrals would be greatly appreciated.  Thank you in advance!

wow... thanks @Charlie MacPherson  I did not think that there was this much headache involved in short sales.  Do you know if short sales are more or less competitive than traditional sale of investment properties?  I was originally thinking I was going to house hack this property, but I have a family and this might not work.  My wife gave me 2 years of flexibility before I have to buy our semi-permanent spot, as our daughter will be ready for public school by then, so this may not be the route for us.

@Wayne Brooks Thank you for your input.  How would I inquiry about the liens?  Is there a lien assessment portal or website that I can look that up or would that be a question for the agent?

Hello BP community!

Like many parts of the country, central and northern NJ are blazing hot markets. Houses are flying off the shelves at very high prices. I did come across a property that seems to be well below market, but I just found out it is a short sale. I will hopefully going to see it this week, but wanted to see what opinions I could foster here on whether short sales are good options for buy and hold and hopefully carpet and paint BRRRR investing.

@Jake Arnold Yes, you are correct.  Investing always has risks.  Another concern I have is inheriting tenants, especially right now with the current laws. Did you inherit tenants on your place?
