@Darren Eady the note I currently hold is for 69,500 at 9%. It has been in place for a year and serviced by a third party and the buyer put down 8k as a down payment. This is certainly not my field of expertise but I know I will certainly learn shortly from you guys who do this all the time. Thanks for any help n the matter.

So we currently hold property in Arlington, Tx. where I'm thinking about selling a note. To be honest, I've never sold one before and don't even know if I want to. I know everyone looks for discounts on everything we do in a real estate and I would expect to discount some but I'm certainly not going to take a hit. Its new to me because ordinarily we just assign contracts, buy and hold, or even fix and flip. Any insight or advice would be greatly appreciated.

Welcome Donna, my suggestion is to do plenty of reading as you go. Invest in educating yourself so that you don't fall prey to the wolves. Do attend as many real estate groups that you can so that you may network with investors in your area. Have a great time and remember there is no such thing as a pink elephant. If the deal was that good then who ever was trying to sell it would have already done something with it! I wish you all the best!

Kevin, just continue to follow the process as you work things out. In other words, file the eviction and move it towards its court date. The municipal court Shouldn't let you file at the wrong one and will point you in the right direction. Keep all of your paperwork and prepare for the date. If they did not respond to the 3-day then they probably won't respond at all. I would continue to check if they are moving out before the date, if not then you can expect them to show up in court. So, do your due diligence in case they show up thinking that they have outsmarted you in an overlooked area. Review other posts as they point out things to remember. Best of luck!

Sounds good Joe experience in construction  is a definite plus. it seems like one of the biggest mistakes  a new investor makes  is underestimating the cost on a rehab. This should give you some kind of comfort knowing that you have this part down already. Best of luck to you in all of your endeavors!

I've used it to purchase in the past but also just to sort zip codes. Here are the top 10 zips in Harris county where cash buyers made their move and how many houses sold in that zip in the past 6 months. Best of luck!

Su, when i think of hold time i think of my entire  time of holding the property, even the rehab. The time I hold afterwards will absolutely depend on my work, which is what Chad was pointing  out. As he was pointing out, the demand is always key and there is still a lot of demand in Arlington. Bottom line is that as long as you have a good marketable house in this area then the holding time will be near the same. I personally like looking at comps and viewing the DOM for houses that sold that were similar to the one im looking at flipping, i then look at what the houses looked like that had a short DOM. Take your time and research and you'll be fine.
