The 3rd ward area has been a hot area of investment. Even for developers like icon, Gateway on Cullen, and the VUE campus living. There is also 2 new developments going up on MLK in south union. Also the city is planning to extend the light rail to go through TSU towards med center I believe. To Fred's point. It is true the area hasn't seen much development on the commercial/retail side BUT I think in the next few years more trendy spots will come closer to campus. From the analysis I've done the area is overpriced but there are some fair offers that hit now and then.

Hi Syed, I have the same goal as you. House hack a 4-unit within the next 12 months. I recommend checking out www.city-data.com to check the area out. Also trulia has decent information via map view -> Local info. This has helped me get a better understanding of the Houston area.

I have no experience here but the way I see it, it's like dating. Don't marry the guy until you date him first. Maybe try a project with him before starting a company because if for some reason it doesn't work it'll be easier to dump him then divorce. Hope this helps! :)

Question: How did you come across the deal? MLS, Wholesaler? With the amount of offers you received on the property I'm guessing you may have had some competition when buying or just got lucky with no competition?
